If you are a new home buyer, Congratulations! A new home is exciting but the process can be complex, as I'm sure you can attest.


Like everything else in the word, inspection companies are not all equal. I will go online and look at some of the inspection blogs and what I see amazes me. For a lot of inspectors, it all about how many inspections you can do in a day. I've actually see people that write about doing 8 a day. OK, I'm slow but 8? We take between 2 and 5 hours to do an inspection. We limit our inspectors to 2 per day figuring that the average is about 3.5 hours. Now don't get me wrong, I would love to do 8 a day, that's a lot of money but really, it's not all about money, it's about you and doing the right thing.


When comparing pricing, I would recommend that you make sure the price does not have any hidden agenda. In today's world, in Florida, the insurance companies are pretty much requiring a Wind Mitigation Inspection and Four-Point Inspection prior to finalizing the insurance coverage. Now this is particulary important on properties older than about 10 years, although I have seen them required on 5 year old properties. Make sure these are included in the inspection pricing, otherwise you will find that you will be paying an extra $150 to $300 for these inspections alone.


OK, you have narrowed it down and the pricing is equal, how do you choose the right company? Here's what i do when i am trying to make a decision like that:

  1. Check out their reviews, look on Angies List, Google, etc.
  2. Are they members of the Better Business Bureau?
  3. How long have then been in business,
  4. How many inspection have they performed.
  5. Are the people nice on the phone, do they appear to care about you and your project? Do you feel like you can work with them?
  6. Are they local or are they some big conglomerate that will never answer your call after the inspection.
  7. Do they reinspect for free or is there an extra charge?


This will give you a good start.


As for pricing, we see prices for a 3 bedroom / 2 bath home, in Volusia County Florida, with no pool or out buildings running between $200 and $500. We are somewhere in the middle. Remember if something seems really cheap, it most likely is.


Do your homework and then make the right choice. You are getting ready to spend hundreds of thousands of dollars on that home, don't let $150 get in the way of making the right decision.
